1. Finding the Right Property

When searching for a rental, make sure the property suits your needs and budget. Renting can offer flexibility, but it’s important to think about all associated costs, including bills, council tax, and moving expenses. Don’t compromise on the things that matter most to you—identify your “deal breakers” and stick to them.

2. Book a Viewing

Once you’ve found a property you’re interested in, follow these steps to book a viewing:

  1. Register here on our website.
  2. Search for properties that meet your criteria.
  3. Click the “Book a Viewing” button on the property details page.

This will automatically add the property to your My Area portfolio, where you can select a preferred viewing time.

3. Make an Application

If you’ve viewed the property and want to apply, simply contact us to request an application form. Since desirable properties get snapped up quickly, be sure to stay in touch. Once we’ve received your application and reviewed it with the landlord, we’ll inform you if your application is progressing to the next stage—referencing.

4. Holding Deposit

To secure the property, a holding deposit will be required. This is typically equivalent to one week’s rent. The deposit will be deducted from your first month’s rent if your referencing is successful. Please note, if you withdraw from the letting, the holding deposit may be retained in full or partially.

5. Referencing

Once your application is accepted, you’ll receive an email to complete the referencing process. This will involve providing the following:

  1. Photographic ID (passport, driver’s licence) and proof of address.
  2. Confirmation of employment and income.
  3. Previous landlord details.
  4. For students, proof of funding and a guarantor may be required.
  5. For self-employed tenants, we’ll need accountant references and business details.

Honesty during this process is essential to avoid delays.

6. Guarantor (If Required)

If your income is low, we may request a guarantor. This person must have a clean credit history and earn at least three times the monthly rent. They will sign a legally binding agreement to cover your rent if you’re unable to pay.

7. Tenancy Agreement

After referencing is complete, the tenancy agreement will be sent to you for signing. It’s important to read the agreement carefully as it outlines your responsibilities. If you have any questions, we recommend seeking independent legal advice.

8. Payment of Rent and Security Deposit

Before moving in, you’ll need to pay the first month’s rent and a security deposit (usually equivalent to five weeks’ rent). The security deposit is held to cover any damages or unpaid rent and is protected in a government-approved scheme. You will receive details of this scheme once your deposit is received.

9. Inventory

An Inventory Report will be provided to document the condition and contents of the property before you move in. It will include detailed descriptions and photographs. Carefully review and sign the report to confirm accuracy. This will be used at the end of your tenancy to assess any damage and determine the return of your deposit.

10. Moving In Day

On move-in day, you’ll collect the keys from our office. Take a moment to inspect the property and ensure everything is in order. Familiarise yourself with essential features like:

  • Energy meters
  • Stopcock
  • Fusebox
  • Thermostat

As the tenant, it’s your responsibility to notify utility companies of your occupation and pay the council tax. If you’re a student, be sure to inform the local authority if you’re exempt from council tax. Once you’ve checked everything, it’s time to relax, unpack, and enjoy your new home!
